  • Cold at the bottom, cold at the top, cold all over: what your radiators are telling you

    “The radiator’s not working” covers about five completely different faults, and the good news is that you can usually tell them apart without any tools at all. You just need to notice where the cold is. Put your hand flat on the radiator when the heating has been running for twenty minutes or so, and work across it — top, middle, bottom, both ends.

    Here is what each pattern means.

    Hot at the bottom, cold at the top — that is air

    Air rises, so trapped air collects along the top of a radiator and pushes the hot water down. This is the most common complaint and the easiest fix: bleed it. Radiator key, cloth underneath, quarter turn until it hisses, close it as soon as water appears.

    Afterwards, check your system pressure and top it up if it has dropped. And if the same radiator needs bleeding again a few weeks later, stop treating it as routine maintenance — air is getting into a sealed system from somewhere, and finding out where is a proper job. Common causes are a failing automatic air vent, a small leak drawing air in, or a pump pulling air through at speed.

    Hot at the top, cold along the bottom — that is sludge

    This is the one people bleed at repeatedly and never fix, because bleeding removes air and this is not air. It is magnetite: black iron oxide sludge, formed as the water inside the system slowly reacts with the steel in your radiators. It is heavy, so it settles along the bottom of each radiator, and the hot water simply flows over the top of it.

    A radiator with an inch of sludge in the bottom has lost a good chunk of its surface area, so the room never quite gets warm and your system burns energy trying. Worse, the same sludge is circulating through the rest of the system, wearing pumps and clogging the narrow passages inside a heat exchanger.

    The fix is a power flush — a proper clean of the whole system rather than one radiator — followed by a magnetic filter and inhibitor to stop it coming straight back. We covered this in detail in our post on power flushing, including how to tell whether your system genuinely needs one.

    Cold at one end, warm at the other

    Usually a valve problem. If the cold end is the valve end, the thermostatic valve may be stuck closed — a very common outcome after a summer spent in one position. Take the head off and check whether the pin underneath moves freely; if it is stuck down, gently working it up and down often frees it.

    If the cold end is the far end, the lockshield valve at that side may be closed too far, which is a balancing question rather than a fault.

    Cold all over, while other radiators are hot

    If one radiator is stone cold and the rest of the house is fine, check the obvious first: both valves actually open, and the thermostatic head not sitting at its lowest setting. After that, the likely candidates are a completely seized valve or a radiator so blocked that almost nothing is getting through it.

    There is one more possibility worth mentioning because it catches people out after building work: a radiator that was isolated for decorating and never turned back on. It happens more often than you would think.

    The far radiators are cold and the near ones are roasting

    This is not a fault in any single radiator — it is balancing. Water, like everything else, takes the easy route: the radiators nearest the pump get more flow than the ones at the end of the run, so the box room over the garage never warms up while the hallway is tropical.

    Balancing is the process of deliberately restricting the easy circuits, using the lockshield valve on each radiator, so that flow is shared out properly across the house. It is fiddly, it is done with thermometers and patience rather than a single adjustment, and it is one of the most underrated jobs in heating — it costs nothing in parts and frequently fixes the “one cold room” that people have lived with for years.

    Everything is lukewarm at once

    When the whole house is tepid rather than one radiator, the problem is upstream of the radiators — flow or heat, not distribution. Check the system pressure gauge, and check the pump is actually running rather than humming. Beyond that it needs someone to look at it.

    If the heat source itself is a gas appliance, that is a job for a Gas Safe registered engineer, which is a different registration from the plumbing and heating work we do — worth being clear about rather than leaving you to guess.

    What we would do

    Most of the faults above are an hour’s work and a small part.   • The tap nobody uses: legionella risk in quiet offices, rentals and seasonal premises

    Every commercial building we work in has at least one of them. The tap in the store room. The shower in the staff changing area that nobody has used since the last person who cycled to work left. The washroom on the floor that has been half-empty since the office reorganised. They look harmless. They are, in fact, the exact conditions legionella bacteria like: water sitting still, at room temperature, going nowhere.

    This is not a scare piece. For most small premises the risk is genuinely low and the controls are genuinely simple. But it is one of the few plumbing topics that carries a legal duty, and it is very commonly misunderstood — so it is worth understanding properly.

    What actually creates the risk

    Legionella bacteria live in water systems at low levels almost everywhere. They become a problem when they multiply, and they multiply in warm, still water — roughly between 20°C and 45°C. They cause illness when that water is breathed in as a fine spray or aerosol, which is why showers, spray taps and similar outlets get the attention rather than, say, a toilet cistern.

    So the risk is not “old pipework”. The risk is stagnation plus the wrong temperature. A brand-new system with an outlet nobody uses is more of a concern than an old system that gets used constantly.

    The temperatures that matter

    HSE’s guidance is built around keeping water out of that 20–45°C window, and the numbers are worth knowing:

    • Hot water should be stored at 60°C or above.
    • It should reach 50°C at the outlet within a minute of running (55°C in healthcare premises).
    • Cold water should be stored and distributed below 20°C.

    Those three figures explain a lot of otherwise odd-looking plumbing decisions — why cylinder thermostats are set where they are, why cold pipework should not run alongside hot or through warm voids, and why a long run to a distant outlet is worth thinking about.

    They also come with a safety trade-off worth naming: water stored at 60°C will scald. That is why thermostatic mixing valves exist on baths and basins in premises where scalding is a real concern — you store hot enough to be safe from bacteria and mix it down to safe at the point of use, rather than compromising on the storage temperature.

    The single most useful control: use the outlets

    The general principle in HSE’s guidance is that outlets should be used at least once a week, to keep water moving and stop it stagnating. For a building with a handful of quiet outlets, that is the whole control measure — a named person, a weekly walk round, run every little-used tap and shower for a few minutes, write down that you did it.

    That last part matters more than people expect. If you have a duty to manage the risk, a simple dated record of a weekly flush is what demonstrates you are managing it. A routine nobody wrote down is very hard to evidence later.

    The other half of the job is getting rid of the outlets you do not need at all. A capped-off spur left behind by an old layout — a dead leg — is a permanent pocket of still water that no flushing routine reaches. When we alter pipework or fit out a commercial washroom, removing redundant legs back to the live pipe is part of doing it properly, not an extra.

    If you are a landlord

    Landlords do have a duty to assess and control the risk of legionella exposure for tenants. The reassuring part, which HSE says explicitly, is that for a typical domestic property this does not require an in-depth, detailed assessment — for most domestic hot and cold water systems, temperature control is the reliable measure.

    In practice, for a normal rental, that means: set the cylinder so water is stored at 60°C, keep cold water cold, avoid debris getting into the system, and flush the system through before a new tenant moves in — which is the single highest-value moment, because a void period is exactly when water has been sitting still. Then tell your tenant the sensible basics: do not adjust the cylinder thermostat, and let you know if the hot water is not getting properly hot.

    If you run a business

    The same logic scales up. Identify the outlets that get little use, put a weekly flush on somebody’s list, keep a record, check your stored hot water is actually reaching temperature rather than assuming it, and get redundant pipework removed rather than capped. Premises that run seasonally — a function room, a summer-only facility, a building that empties out over Christmas — deserve particular attention, because a shutdown is a stagnation event by definition.

    Where it goes beyond that, it goes beyond a blog post: larger or higher-risk systems need a proper written risk assessment by someone competent to do it, and that is the right answer rather than a checklist.

  • Getting your heating ready for autumn: the checks worth doing in September

    There is a week every autumn — usually somewhere in October — when the temperature drops properly for the first time and half of Gloucestershire turns the heating on together. It is comfortably our busiest week of the year, and almost none of the calls are about something that broke that morning. They are about things that quietly stopped working back in April, sat unnoticed all summer, and only announced themselves when the system was asked to do some work.

    That is the whole argument for a September once-over. The same fault costs you an afternoon in September and a cold weekend in November. Here is what we would check, in the order we would check it.

    1. Turn it on now, before you need it

    The single most useful thing you can do this month takes ten minutes: put the heating on for half an hour and walk round the house with your hand on every radiator. You are not trying to get warm — you are taking an inventory. Which radiators heat up, which stay cold, which are hot at the top and cold at the bottom, which make noises they did not used to make. Write it down. That list is the difference between “the heating’s not right” and a diagnosis.

    Do it now and anything you find is a booked appointment. Do it in November and it is an emergency call-out, competing with everybody else who left it.

    2. Bleed the radiators that need it — and only those

    A radiator that is hot at the bottom and cold at the top has air trapped in it, and bleeding is a genuinely simple job: radiator key, cloth, quarter turn, wait for the hiss to turn into water, close it. Work around the house from the lowest floor upwards.

    Two things worth knowing. First, if you are bleeding the same radiator every few weeks, air is getting in from somewhere and that is a fault, not a chore — worth a look. Second, after bleeding several radiators the system pressure will have dropped, so check the gauge and top it back up to the pressure marked on it.

    3. Free off the valves before they seize

    Thermostatic radiator valves spend the summer sitting in one position, and the pin underneath sticks. The radiator then either never warms up or never turns off. You can often prevent it in advance: take the head off and gently work the pin up and down a few times, or simply run the valves fully open and fully closed a couple of times before the season starts.

    A seized valve is a small part and a short visit. A seized valve discovered in December, on the coldest radiator in the house, is a much less pleasant conversation.

    4. Look at the hot water cylinder, if you have one

    If your hot water comes from a cylinder in an airing cupboard, September is a good time to look at it properly. Check the insulating jacket is intact and actually strapped on, look for any sign of weeping or staining around the fittings, and check the cylinder thermostat is set sensibly — around 60°C, which is hot enough to keep the water safe and not so hot that every tap is a scalding risk.

    If your cylinder is old, slow to recover or you are constantly running out of hot water halfway through the second shower, that is worth a conversation before winter rather than during it.     5. Find your stopcock — genuinely

    Ask most households where the internal stopcock is and you get a confident answer that turns out to be wrong. Find it, make sure it actually turns, and make sure everyone in the house knows where it is. If it is stiff, do not force it — a stopcock that snaps is a considerably worse evening than a stopcock that is stiff.

    This is thirty seconds of work that occasionally saves a ceiling. Winter is when pipes fail, and the first ninety seconds of a burst decides how much damage you are cleaning up.

    6. Deal with the outside tap and anything exposed

    Outside taps, pipework in unheated garages, and anything running through a loft are the first casualties of a hard frost. If you have an isolating valve for the outside tap, turn it off and drain the tap down. Check that lagging in the loft is still where somebody put it, rather than where a stored suitcase pushed it three years ago.

    7. If the radiators are cold at the bottom, that is sludge

    A radiator that is warm across the top and stubbornly cold along the bottom edge is usually full of magnetite sludge, and no amount of bleeding will touch it — bleeding removes air, and this is not air. That is the case for a power flush, and there is a longer explanation in our post on why late summer is the right time to clean a heating system.

    One honest note about your boiler

    Everything above is the wet side of your heating: radiators, valves, pipework, cylinders. Your annual boiler service is a separate job and a legal one — work on a gas appliance must be carried out by a Gas Safe registered engineer, and you can check any engineer’s registration on the Gas Safe Register.   • A landlord’s plumbing checklist before the autumn lettings rush

    If you let property in Cheltenham or Gloucester, you know what September brings: new tenancies starting, students arriving, and — a few weeks later — the first cold nights of the year. It’s the busiest time in the lettings calendar, and it’s exactly when plumbing problems choose to surface.

    The difference between a smooth autumn and a stressful one is usually a couple of hours of checks in August. Here’s the list we work through for the landlords and agents we look after.

    1. Find the stopcock — and make sure it turns

    In an emergency, your tenant needs to stop the water fast. Check the stopcock turns freely, isn’t hidden behind a washing machine, and — this matters — that the tenant actually knows where it is. A seized stopcock is a cheap fix in August and a flooded kitchen in November.

    2. Run every tap, flush every toilet

    Void periods are hard on plumbing: washers dry out, traps evaporate, small weeps go unnoticed. Run everything, watch underneath each fitting for a minute, and listen for toilets that keep filling after the flush — a running toilet on a water meter quietly costs hundreds a year.

    3. Look under the boiler and around the cylinder

    You’re looking for pressure that keeps dropping (a classic sign of a small heating leak), corrosion stains, and any dampness around cylinder connections. Heating problems found now get fixed in days; the same call in the first cold week of October joins a county-wide queue.

    4. Bleed the radiators and check for cold spots

    Air in the system means gurgling pipes and lukewarm rooms — the number-one source of “heating doesn’t work” calls that turn out to be five minutes with a bleed key. Radiators cold at the bottom are a different story (sludge), and worth addressing properly before winter.

    5. Insulate what winter can reach

    Pipes in lofts, garages and outbuildings, and any outside taps: a few pounds of lagging versus a burst pipe claim is the easiest cost-benefit decision in property. If the outside tap has an isolation valve, show the tenant how to shut and drain it for winter.

    6. Check the seals and silicone

    Failed silicone around baths and showers lets water into floors slowly and invisibly — and it’s the source of a remarkable share of deposit disputes and downstairs-ceiling repairs. Resealing a bathroom is quick, cheap and makes the property show better at viewings too.

    7. Photograph everything

    Whatever condition the plumbing is in at check-in, record it. Clear photos protect both you and your tenant — and if you use a contractor like us, ask for photo reports with every job so your records build themselves.

  • Unvented vs vented hot water cylinders: which is right for your home?

    Most people think about their hot water cylinder precisely twice: when it starts running out of hot water, and when it starts leaking. Then comes a decision you’ll live with for the next fifteen years or more — and the first question any good engineer will ask is: vented or unvented?

    Here’s what that choice actually means, in plain English.

    Vented cylinders: the traditional setup

    A vented cylinder is the classic British arrangement: a copper cylinder in the airing cupboard, fed by a cold water tank in the loft. Gravity provides the pressure — which is why older showers upstairs can feel gentle, and why the tank needs to sit as high as possible.

    The good: simple, reliable, inexpensive to replace like-for-like, and unfussy about incoming mains pressure. If a part fails, it’s usually cheap.

    The less good: modest pressure (especially upstairs), a tank in the loft that needs maintaining and protecting from frost, and showers that often need a pump to feel modern.

    Unvented cylinders: mains-pressure hot water

    An unvented cylinder does away with the loft tank entirely — it’s a sealed, reinforced cylinder fed directly from the cold main, storing hot water at mains pressure.

    The good: powerful showers on every floor without pumps, no loft tank to freeze or contaminate, balanced hot and cold pressures (great for mixer showers), and flexible siting — it doesn’t need to be above anything.

    The less good: it costs more to install, it needs annual safety checks of its expansion and relief valves, and — crucially — it’s only as good as your incoming main. If your mains flow is weak, an unvented cylinder can’t fix that.

    The test that settles it

    This is why we always measure your incoming mains flow and pressure before recommending anything. As a rule of thumb, an unvented system wants roughly 20 litres per minute or better to shine. Plenty of Gloucestershire homes have that; some older supplies don’t. Five minutes with a flow cup tells us whether unvented is a transformation or an expensive disappointment — before you spend anything.

    Sizing: the mistake to avoid

    Whichever type you choose, size for the household you actually are. A quick guide: allow 35–45 litres per person per day, and think about bathrooms more than bedrooms — two showers running back-to-back is what empties a cylinder. Families upgrading from a 120-litre relic to a properly sized 210-litre unvented cylinder routinely tell us it’s the best thing they’ve done to the house.

    When to act

    If your cylinder is rusty at the base, your hot water runs out faster than it used to, or your airing cupboard relic predates the millennium — have it assessed before it makes the decision for you, usually in the coldest week of the year.   • Power flushing explained: why late summer is the best time to clean your central heating

    Here’s a pattern we see every year across Cheltenham and Gloucester: the first properly cold week arrives in October or November, half the county switches the heating on for the first time in months — and the phones light up. Radiators that won’t warm up, boilers making strange noises, one room that stays stubbornly cold.

    Very often, the culprit is the same: sludge. And the frustrating part is that the fix works best when it’s done before the heating season — right about now.

    What is heating sludge, exactly?

    The water inside your central heating system slowly reacts with the steel in your radiators, producing black iron oxide — magnetite. Over the years it builds into a thick black sludge that settles wherever the water moves slowest: the bottoms of radiators, pump chambers and boiler heat exchangers.

    The classic symptoms:

    • Radiators hot at the top but cold at the bottom (the sludge is sitting exactly where it can’t heat)
    • Black water when you bleed a radiator
    • Kettling, banging or whooshing noises from the boiler
    • Rooms taking far longer to warm up than they used to
    • A pump or boiler part that keeps failing

    What a power flush actually does

    A power flush connects a high-flow pumping unit to your heating system. We circulate cleaning chemicals that break down the magnetite and scale, then flush each radiator individually — agitating the stubborn deposits — until the water runs clean. Finally, the fresh system water is dosed with a corrosion inhibitor, and ideally a magnetic filter is fitted to catch anything that forms in future.

    The results are usually obvious the same evening: radiators that heat evenly top to bottom, faster warm-up, a quieter boiler — and in many homes, a noticeable drop in gas use, because you stop paying to heat sludge.

    Why late summer is the sweet spot

    • You’re not relying on the heating — so a day’s work on the system costs you nothing in comfort.
    • Engineers have more availability now than in the October rush, so you choose the date rather than joining a queue.
    • Problems surface on your terms. If the flush reveals a radiator or valve on its last legs, you’ve got weeks to sort it calmly — not a cold house while you wait for parts.
    • Winter protection starts immediately. The inhibitor is in and working before the system starts its hardest months.

    Does every system need one?

    No — and we’ll tell you honestly if yours doesn’t. A system that heats evenly, runs quietly and bleeds clear water is doing fine; regular inhibitor top-ups are all it needs. But if you recognise two or more of the symptoms above, a flush usually pays for itself — in fuel, in comfort, and in the boiler repairs you don’t end up needing.

  • Wet room or walk-in shower? A practical guide for Gloucestershire homes

    Every week we visit homes across Cheltenham and Gloucester where the bath hasn’t been used in years — but the shower squeezed over it gets used twice a day. If that sounds familiar, you’ve probably considered ripping the bath out and doing the job properly. The question we then get asked, almost every time: should we go for a wet room or a walk-in shower?

    Both give you open, easy-access showering. They’re not the same job, though — and the right answer depends on your floor, your budget and how you’ll use the room. Here’s how we talk it through with customers.

    What’s actually the difference?

    A walk-in shower uses a very low-profile tray sitting on (or slightly into) the floor, with a fixed glass screen and an open entry — no door to fold or slide. The waterproofing job is concentrated on the tray and the tiled walls around it.

    A wet room goes further: the whole floor becomes the shower. The floor is built with a gentle fall to a flush drain, the entire room is “tanked” (sealed with a waterproof membrane), and then tiled. There’s no tray at all — the room itself is the enclosure.

    When a walk-in shower is the right call

    • Budget matters. A walk-in conversion is typically noticeably cheaper than a full wet room, because you’re not rebuilding the floor.
    • Speed matters. Most bath-to-walk-in conversions we do are finished in 3–5 days.
    • Upstairs bathrooms on timber floors. Wet rooms on timber floors are absolutely doable, but they need more structural work to form the falls. A walk-in tray keeps things simpler.
    • You’re renovating one element, not the whole room.

    When a wet room wins

    • Level access is the priority. For wheelchair users, or anyone who finds even a low step difficult, nothing beats a genuinely flush floor. Add grab rails and a fold-down seat and the room works for every stage of life.
    • Small bathrooms. Counter-intuitively, wet rooms make small rooms feel bigger — no tray edges, no enclosure, just one continuous floor.
    • You want the premium finish. A well-tiled wet room is the best-looking bathroom format there is, and it adds genuine appeal when you sell.
    • Ground floors and solid floors. Forming falls in a solid floor is straightforward, which narrows the cost gap considerably.

    The one thing that matters more than the choice

    Whichever you pick, the difference between a great result and an expensive problem is waterproofing done properly. A wet room must be fully tanked and the drainage pressure-tested before tiling. A walk-in needs the tray bedded solidly and the wall junctions sealed as a system, not just siliconed at the end. This is exactly where cut-price jobs go wrong — and why we pressure-test everything before it’s covered up.

    What about older properties?
